Active Adults Opt for Condominium Style Living

As the American population ages, more and more active adults are seeking high quality, convenient living environments that match their active lifestyles. Subsequently, one of the greatest challenges for communities during the next two decades is and will be quality housing for active adults. This trend is already evident throughout the Quad Cities as many recently built condominium projects have sold out quickly and now have extensive waiting lists for others who missed the opportunity to buy in. The active adult condominium supply cannot keep up with the demand.

Customization is key benefit of new condo style developments.

Condominium living for active adults is accepted nationally as one of the preferred choices to replace single family home living. During the past decade, condominiums developed from inflexible, homogenous living units to highly customized developments with all the benefits of condominium living.

Recently, condominium developers realized that many active adults were unwilling to leave their single family home even though they were unable to provide the level of maintenance and upkeep that a single family home requires. The reason was that traditional condominiums were rigid in their interior design and finishes, giving the prospective buyer little opportunity to "personalize" their condominium unit. Today, condominiums contain numerous options with respect to layout, fixtures and finishes, allowing every buyer to customize their unit into a home.

In Moline and Bettendorf that trend is well represented by the new Villas of Greenwood Pointe and our newest project, "The Villas at Heatherstone and The Residences of Heatherstone" at 70th Street and 36th Avenue in Moline and at the Legends of Palmer Hills just off Devils Glen Rd. in Bettendorf . Both the Legends, Greenwood Pointe and Heatherstone Villas are zero lot line condo style villas and The Residences of Heatherstone will be 3 story mid-rise bldgs. with underground parking and elevators & much more.   These two bedroom, two bath Villas with attached garages are three of the newest in quality and design offered by Steve Fry Development. All Villas feature dramatic vaulted or 9' ceilings, open airy kitchens with eating areas, great rooms with fireplaces as standards. These villas offer well-planned designs to accommodate everyone’s needs and desires. Wider doorways and entry halls, first floor laundries, walk-in showers and Jacuzzi tubs and exposed or walk out basements that allow for additional finished living area. Options include three or four season rooms, screen porches, bay windows, built-in bookshelves and much, much more.  For more information on all of these new developments, call Elaine DeClerck for the latest updates, styles and floor plans.  All are unique and pricing varies for each development.  We have a smorgasboard of wonderful condo style living for you to choose from.

Location, location, location

Location is one of the primary factors in selecting a site for condominium style units. Convenient proximity to grocery, pharmacy, banking and restaurants are considered most important to active adults. Both the Legends, Heatherstone and Greenwood Pointe all fit the above description. They are within blocks of physicians offices, restaurants, grocery shopping and churches.

Condominium Styles offer resale value

Condominium housing has proven nationwide that it appreciates in value equal to or greater than a singe family home because of the associations’ emphasis on continual maintenance of the grounds and strict covenants to protect the exterior appearance. Both the Legends and Greenwood Pointe are set up as zero lot line attached duplex homes with a Homeowners Association. This concept allows more freedom to do more plantings in your yard, such as flowers, trees and even a garden. In the past most condo associations have been very restrictive as to what you can and cannot do in your own yard. Since you own the lot, you will have more opportunities for additional landscaping. Since most people choose this lifestyle to get away from the mundane chores of yard work, snow shoveling and general care of their lawn, this is very appealing.

In a condominium you don’t own your lot and don’t own the exterior shell. Monthly fees include maintenance of the exterior of the buildings. Homeowner associations differ slightly with the added freedom to "play in your yard."

Baby boomers, older adults and even the younger population are buying into this concept.  The old theory that you have to be old to live in a condo is going by the wayside quickly. More and more people of all ages simply want more freedom to do the "fun" things instead of being a weekend slave to their lawns. They also like the secure feeling of being in a planned neighborhood where everyone will look out for each other.
