For Buyers:

In Georgia, buyers can have their own representation through buyers agents. Buyers agents work for the buyer only and owe their total allegiance to the buyers. It is the agents job to help the buyer during negotiations not the seller. With all the tax and MLS information on my computer it is easy to determine fair market value of a home and make an educated offer to begin with. Georgia also permits agents to practice dual agency, represent both the buyer and the seller in the same transaction. I DO NOT practice dual agency. The good news is that in Georgia real estate commissions are paid for by the sellers. There is no money to be saved by not having representation.  Some buyers' agents charge upfront retainer fees.  I DO NOT.
